Philips Real Estate Design and Construction Program Manager in Andover, Massachusetts
In this role, you have the opportunity to
Oversee real estate construction / project management for North America / LATAM for Philips, a global Healthcare and Technology company. You will ensure Philips Real Estate (PRE) construction projects (i.e. large capital construction projects, refurbishments, decommissioning’s, etc.) keep on track within quality standards, timely deadlines and budget limitations. You will deliver multiple projects in parallel by managing the delivery of external Construction Project management providers, drive the project’s progress and support senior stakeholders in making well informed decisions.
You are responsible for
Plan projects and ensure they remain aligned with ongoing business case.
Manage project financial compliance to AOP and business case from start to finish with the highest integrity.
Present accurate and timely project plans, status reporting and spend forecasting to senior project stakeholders for alignment, commitment and decision making.
Support feasibility studies and business case calculations, plan project execution and resources and ensure they meet aligned targets
Work with business stakeholders to perform change management
You delegate project roles, monitor progress and resources and initiate corrective actions if needed, both internally and externally (constructors, architects, external project teams, etc.)
You manage, approve and comply with project-related accounting, invoices, PO’s, checks, vendor relations, procurement procedures, etc.
You further develop workplace solutions (e.g. Work Place Innovation), guidelines and change management processes for Philips Real Estate
You are a part of
A team that manages all of the Philips corporate real estate for 95 properties and 90M, from Canada through the United States and to the tip of Argentina. Responsible for the entire real estate process from strategic planning to facilities. This team has full management responsibilities.
To succeed in this role, you should have the following skills and experience
Bachelor Degree in Engineering, Architecture, Construction / Facilities Management or other relevant discipline is required for this role.
7+ years of relevant experience in managing corporate Real Estate Project & Programs
Experience with commercial / workplace project management across multiple geographies, construction management, cost estimating, office projects and workplace design is required. Additionally a track record of projects in light industrial medical projects, cleanroom, labs, FDA requirements and environmental health and safety preferred.
Exceptional stakeholder management as well as interpersonal, written and verbal communication skills.
High flexibility and frequent traveling is required (30%-50%)
Proven ability to drive projects and change initiatives through multinational project teams (both internally and externally) across a matrix environment
Self-motivated and effective, can cope with a dynamic and complex environment
Solid analytical and financial acumen, experience in business case calculations, project financials, cost estimating and legal issues
Experience in relevant project management software, data bases and excel
Relevant accreditation preferred (PMP, Prince II or similar)
Core and Shell experience is highly preferred
