The Philips Real Estate (PRE) organization carries a worldwide responsibility for all company real estate issues and Facility Management related services. To allow for managing this responsibility and ambition, the PRE organization is structured around services and programs - such as Facility Management (FM), Work Place Innovation, Property/Portfolio Planning and Transaction Management.
The organization design of PRE empowers local markets to drive delivery of RE service with speed and excellence to local customers.
The Real Estate Heads of the Markets are leading the PRE team in the Markets (EMEA, BNL, APAC and Americas). The markets have organized the delivery of the majority of their services through strategic partnerships with Service Providers.
Within the BNL Market team, the Technical Hard Services Manager is responsible for ensuring that the properties which Philips owns, leases or sub-leases operate optimally. This includes proactively managing building related assets (e.g. central heating, air handling units, exhaust, etc.) to reduce risks and maintenance costs; safeguarding maximum uptime, lowest risks and TCO of installations by ensuring proper planning, scheduling, inspecting, analyzing, monitoring and auditing maintenance work. In addition, this role is key in managing the demand and ongoing relationships between the various building users and PRE. The Technical hard services manager works in close cooperation with facility management, project management and finance & accounting.
The role is executed at market level, where focus shifts from tactical to strategic as the span of control increases. Strategic management includes stakeholder relations (stakeholders & tenants), the alignment of the services (including the Service Providers) with short and long term business requirements and the integration of complementary PRE initiatives.
The Technical hard Services Manager, working in the BNL Market, has a solid reporting line to the Market Facility and Site Manager (HTC) and will be part of the RE team of the BNL.
Philips Real Estate is still developing and maturing. The ambition has been well described, and accordingly PRE is going through some major changes at the moment. The Technical Hard Services Manager will fulfill a key role to realize this ambition.
Proactively manage building related assets (e.g. central heating, air handling units, exhaust, etc.) and energy distribution networks to reduce risks and maintenance costs
Safeguard maximum uptime, lowest risks and TCO of installations by planning, scheduling, inspecting, analyzing, monitoring and auditing maintenance work
Participate in the commissions for gas, electrical safety at HTC, building permit review and electrical safety on the HTC
Manage and coordinate the interactions between building and tenant related installations and systems to ensure seamless operations, reduced costs and risks
Perform risk analysis and ensure compliance with EHS regulations & standards
Manage and oversee the tendering and implementation of hard services maintenance contracts – will be project related
Working with consultants, facility management suppliers, review energy consumption and help develop strategies for energy consumption reduction
Manage supplier relations / contracts and conduct audits
Draft, review and deliver improvement and/or savings proposals
Provide advice to space planners on the optimal use of spaces with technical infrastructure

We are looking for
Minimum technical degree in engineering, technical infrastructure maintenance / management or other relevant discipline.
7-10 years of experience in technical infrastructure and Facility Management with broad knowledge of building technical infrastructure (including cleanrooms and industrial processes) including best practices: I.A.Q., industrial processes, risk based maintenance management, etc.; Supplier management main contracting; project finances, Project management (planning, budgeting and management) reporting and generic maintenance management tools
Team builder, able to effectively manage Service Providers to achieve successful results and work with several stakeholders and multidisciplinary project teams (both internally and externally)
Proven analytical skills
Knowledge of laws and regulations in the field of Environment, Health & Safety
Highly organized with good written and verbal communication skills
Experience in business case calculations, Real Estate and project finances
Must have multi-tasking ability and strong priority management skills.
Proven ability self dependent and efficient, can cope with stress
