Philips Market Facility Senior Manager (APAC) in Singapore, Singapore


In this role, you have the opportunity to

The Market Facility Senior Manager is a member of the APAC regional Real Estate team and will be responsible for all Real Estate matters within ASEAN region.

You are responsible for

  • Being the first point of contact for site-business, landlords and delivery.

  • Engaging and influencing diverse stakeholders (culturally, functionally, seniority) in ensuring customer relation and local customer intimacy is developed on site.

  • Responsible for delivery of all services from management, asset management, security, cleaning to specialized services and small construction projects and transactions.

  • Responsible for occupational health aspects of work environment and security.

  • Monitoring and responding to user feedback, reviewing and approving related facilities work, control service quality and customer satisfaction.

  • Managing service delivery team, through internal or external service providers in ensuring corrective actions and escalations are undertaken when needed.

  • Monitoring external providers services such as waste management and catering etc.

  • Optimizing real estate space utilization by meeting people-to-seat ratios, vacancy levels and cost constraints.

  • Managing P&L and accounting processes of sites: Coordinate rent / bill / tax payments, PO approvals, Capex processing etc.

  • Generating input and follow guidance of Coe partner on Facilities processes.

  • Ensuring the implementation of RE policies and strategy

  • Managing day-to-day operational (in-house and outsourced) building related activities for a large site- Suzhou.

  • Reporting to the Market Head of Real Estate, close interactions with SP, sector and functional stakeholders.

You would deliver trusted, reliable and affordable facilities services to business leaders and colleagues housed on buildings under your scope by ensuring:

  • You and RE organization have a deep understanding of their needs.

  • An appropriate, responsive, high-quality service is provided.

  • Day-to-day facilities run smoothly and corrective actions are undertaken.

You are part of

A progressive and energetic Real Estate team for APAC, that carries a worldwide responsibility for all company real estate and facility management related services and contributes directly to the growth of the business. This role will be based in Singapore and directly reporting to Market Head of Real Estate with a functional reporting to the function manager.

To succeed in this role, you should have the following skills and experience

  • Minimum Bachelor level with a degree in a technical or real estate discipline.

  • 10+ years in facilities management (soft services and hard services skills) and RE project management.

  • Real Estate background with relevant certification (IFMA, CoreNet) preferred.

  • Service provision in industrial settings and Six Sigma / Lean knowledge is a plus.

  • Experience in external vendor management (outsourced services environment).

  • Extensive experience in delivering alternative workplace solutions (tele-work, remote management, virtual workforce and facilities operations).

  • Experiences in driving projects and change through project teams in matrix and remote management environments.

  • ‘Can-do’ attitude in a dynamic and challenging environment.

  • Strong time management, prioritization and multi-tasking capabilities.

  • Knowledge and expertise in managing sites, project accounting and financials.

  • Ability to influence stakeholders.

  • Management of external contractors / suppliers.
