Philips Construction Project Manager(Zhuhai Site) in Zhuhai, China


In this role, you have the opportunity to

  • Deliver large capital construction projects, refurbishments,demolishment, etc. within quality standards, aligned time schedule and budget, by managing the delivery of external Construction Project Management providers

  • Leading role in the construction management: act as a smooth interface / coordination among different parties: Site PMC(Project management Consultancy), Architecture team/ Design Institute/ Contractors and Internal Stakeholders

  • Cost Management/Verification and ensuring construction is within budget. With then help from a certified QS/ Cost Manager from PMC Team. Manage, approve & comply with construction project-related accounting, invoices, PO’s, checks, vendor relations, procurement procedures, etc.

  • Supervise the municipal permitting process to attain compliance with all relevant authority, service provided by PMC.

  • Track all activities between stakeholders on the construction site and provide guidance to ensure scope, construction quality, safety, budget and schedule are met or better targets.

  • Review the progress report on project status given by PMC. Reports shall include, but not be limited to, monthly performance report, anticipated cost report, change order log Issue monthly project progress reports..

  • Supervise completion of punch-list and proper contract close out in a reasonable time-frame, given by PMC.

  • Report to Regional Lead and PHILIPS MT to avoid construction conflicts. Mediate construction conflicts that occur.

You are responsible for

  • Plan project(s) properly to ensure delivery remains aligned with ongoing business case (@investor), project guidelines and standard process.

  • Present accurate, timely and robust business cases and project plans (i.e. @investor), status reporting & spend forecasting to

  • Set up project governance and assign project roles and responsibilities, monitor and control progress & resources and initiate corrective actions if needed, both internally and externally (constructors, architects, external project teams, etc.).

  • Manage, approve & comply with project-related accounting, invoices, PO’s, checks, vendor relations, procurement procedures, IT Infrastructure, etc.

  • Support strategic initiatives,

  • Ensure projects are delivered within budget (AOP), consistent with @investor decisions and meet compliance requirements (i.e. GBP, FDA, Standard Processes, etc.)

  • Continuously improve project management practice at Philips, to increase efficiency and predictability of project planning and execution (workplace solutions, guidelines, templates, checklists, etc.).

  • Collaborate with other functions (e.g. IT, Procurement, Finance) to ensure a smooth and seamless project execution。You are a part of

  • Philips Real Estate(PRE) team, report directly to PRE - APAC Regional Head of Real Estate.

To succeed in this role, you should have the following skills and experience

  • Education: Bachelor degree or above, major in civil engineering, architecture, MEP (Mechanical, Electrical & Plumbing) or other relevant discipline. Relevant accreditation preferred (Certificated constructor or similar) especially Manufacturing facilities

  • Experience:

  • 10+ years of experience in project management, with additional skills depending on the discipline (construction management,, architectural design, engineering design, portfolio management, divestments, contract management, commercial management).

  • Extensive experience in delivering property projects including alternative workplace solutions (tele-work, remote management, virtual workforce and facilities operations)

  • Competencies and skills:

  • Proven ability to drive international projects, programs & change initiatives to successful outcomes through project teams (both internal, external and virtual) across a matrix environment.

  • Solid analytical and financial acumen, experience in managing project financials, experience in site COR management.

  • Ability to successful influence decision makers, always acting with business integrity. Must be able to work within our governance structure and to standardized systems, processes and tools

  • Solid experience of project management software tools

  • Experience in understanding local Construction and Planning bureau regulations

  • Experience in understanding contracts and providing inputs for contract finalization in collaboration with other functions as necessary

  • Strong interpersonal, written and verbal communication, negotiation and project management skills

  • Self-dependent and efficient, well organized, methodical and aiming for high quality standards

  • Excellent English; further languages(like Cantonese) are beneficial

  • Base on Zhuhai construction site is required and also in future

  • BTS industry workshop working experience preferred

  • Facility management experience preferred
